General

• These terms and conditions apply to all users of Villa Nieuwland Bed & Breakfast or holiday home Waddenzicht, located at Gemeenelandsweg 116, 1779 GD Den Oever. By entering into the booking agreement, these terms and conditions become effective.
• Reservations can only be made by individuals who have a permanent residence and are at least 18 years old.
• We are not liable for damage, loss, or theft of guests’ property.
• Damages or losses of movable and immovable property must be reported immediately to us and, if necessary, compensated.
• In case of violation of these terms and conditions, failure to follow instructions, house rules, or inappropriate behavior, we may deny guests access to our accommodation without further notice or refund.
• Lisette Lubberman and Pieter Weening are the owners and managers of Villa Nieuwland.

 

Reservation and Confirmation

• The rental agreement can be made orally, by phone, or in writing.
• After receiving your reservation request, Villa Nieuwland will send a confirmation by email.
• By making a reservation, the guest declares that the provided information is correct.
• Our reservation confirmation refers to these terms and conditions.

 

Payment

• Accommodation costs must be paid before arrival, unless otherwise. agreed.

 

 Cancellation

• If guests are unable to honor the reservation, please notify us as soon as possible so that the room can be offered to others.
• Cancellation up to 14 days before arrival is free of charge.
• Cancellation between 14 and 7 days before arrival incurs a 50% charge of the total stay.
• Cancellation within 7 days or no-show incurs a 100% charge of the total stay.
• If you did not book directly with us, the cancellation policy of the respective portal applies.

 

Arrival and Departure

• Check-in on the day of arrival is possible from 15:00 to 22:00. Check-out on the day of departure is before 11:00.
• Arrival and departure times can be adjusted in consultation, subject to availability.

 

Breakfast

 

• When staying in one of the rooms in the B&B, breakfast is included. It is served in the breakfast room on the ground floor between 8:00 and 10:00.
• Deviation from these times can be arranged upon consultation.

 

Your Stay

• Guests are expected to treat the accommodation, other guests, the surroundings, and the house rules with respect.
• Pets are not allowed.
• Noise disturbance, especially between 22:00 and 7:00, should be avoided.
• Open fire is not allowed indoors.
• Lighting candles is prohibited due to fire alarms and fire hazards. The security system will be activated immediately.
• Smoking is not allowed.
• It is not permitted to receive unregistered guests in the room.

 

Privacy

• Personal data of guests are treated confidentially and used solely for administrative and legal purposes.
• We do not provide data to third parties without the guest’s consent, unless legally required.

 

Force Majeure

• In case of force majeure (such as natural disasters, pandemics, fire, or government measures), Villa Nieuwland reserves the right to cancel or reschedule a reservation.
• In such cases, a suitable solution will be sought in consultation.
